Maintenance Management

The objective of the maintenance department is to ensure the best availability and safety of equipment through effective management of the maintenance function. In essence, this requires the scheduling of applicable routine and preventative tasks on the basis of either calendar time, or the actual condition of equipment. Fundamental to the scheduling of these tasks is an understanding of the nature, causes and consequences of failure.

 

This permits for the monitoring of the operational condition of equipment to detect potential failures. Reliability Centred Maintenance (RCM) has long been the proven vehicle for the development of preventive maintenance procedures according to equipment failure characteristics. However, the scheduling of tasks is not sufficient. Effective cost and resource management is essential, as is the performance of all actions within the bounds of the agreed maintenance policies and strategies.
